Meta Ad Policy Update : What Advertisers in India Need to Know

Meta (Facebook & Instagram) has rolled out a critical policy update for advertisers targeting locations in India , especially those running real estate, finance, or investment-related campaigns.

New Meta Ad Guidelines: What Changes from July 28, 2025?

Starting 28 July 2025, any ad that references investment opportunities or financial returns must be declared under Meta’s new category: “Securities and Investments.”

Who Is Affected?

This affects all advertisers whose ads:

  • Mention ROI, asset appreciation, returns, or investment growth
  • Promote financial products, real estate as investment, crypto, stock tips, etc.
  • Target users located within India

What Advertisers Must Do

1. During ad setup, check the “Securities and Investments” category if your ad fits the criteria.

2. Complete SEBI verification (for registered entities), or alternate identity verification (for unregistered entities like educators, trainers, or agencies).

3. The beneficiary and payer details will be displayed publicly on the ad, ensuring transparency.

4. Meta will store the ad details for 7 years in its Ad Library, visible to the public.

What About Real Estate Ads?

  • If you promote property for residential use (no mention of returns) → No declaration required.
  • If you promote real estate as an investment (e.g., “High ROI”, “fast appreciation”) → Must declare.
Example (No Declaration Needed):

“Book your dream villa at Framlands, Shamirpet – Limited plots available!”

Example (Must Declare):

Getting backlinks from reputable sites and establishing your brand as a trusted resource helps boost your rankings. “Invest in Framland's plots now – earn 15% returns annually!”

→ Standard property promotion, no financial implication.

3. “Nature, privacy, and peace—your new address at Framlands awaits!”

→ Emphasizes lifestyle, not returns.

4. “Looking for a weekend home near Hyderabad? Explore Framlands now!”

5. “Gated plots for families with 24x7 security and clubhouse access.”

→ Past appreciation = financial motivation → declare.

“Own land in Hyderabad’s fastest-growing corridor – earn big later!”

→ Future gain implied → declare.

“Turn your savings into appreciating land – Framlands plots selling fast!”

→ Promotes land as a savings alternative → investment.

“Double your returns with Framland's gated plots – limited inventory!”

→ Strong financial claim → must declare + SEBI/ID verification.

“Rental income + property value growth = smart move at Framlands.”

→ Both passive income and appreciation are mentioned → declare.

“Ideal for NRI investors – premium plots in the growth zone of Hyderabad.”
